ABS Leases 9,063 S.F. of Hammacher Schlemmer Building for Carl Hansen & Son’s New U.S. Flagship Store

Follows ABS’s Renovation and Reconfiguration of The Famed East 57th Street Building; Two Floors Remain Available for Lease

NEW YORK CITY – Despite a challenging market, ABS Partners Real Estate LLC has leased 9,063 square feet at the famed Hammacher Schlemmer Building at 145 East 57th Street to Carl Hansen & Son, the illustrious 115-year old family-owned Danish furniture company, announces John Brod, partner of ABS.

The move-in date is scheduled for this weekend, with the opening set for early September.

“We are delighted to report this lease,” says Mr. Brod of ABS, the leasing agent for the building. “Despite challenging market conditions, ABS was successful in securing this prestigious tenant.”

The location will serve as Carl Hansen’s U.S. flagship retail store and showroom.

A key factor in the leasing is that ownership reconfigured the space from “ground; lower and mezz levels” by adding an internal staircase, notes Mr. Brod, “so as to combine the floors to easily flow throughout. Thus, what were three distinct levels now combines the lower level with the ground floor, so that they are both visually and commercially connected.

“In short, our ABS team, which also included construction and property management, proved able to turn this project around from the time Hammacher Schlemmer vacated, all in time for Carl Hansen’s scheduled opening here in early September. That was essential to make this happen in a very timely manner.”

Since 1926, this space had been home to Hammacher Schlemmer, the internationally known American furniture retailer and catalogue company founded in 1848. Hammacher Schlemmer was in the building for 100 years, departing in February 2023. The pertinent section of 57th Street has been named “Hammacher Schlemmer Way,” and the building was named for it; indeed, there is a 100’ high sign on the side of the building.

Two floors in the building remain available for lease, which are pre-built and in move-in condition. Both floors can be delivered furnished. Indeed, one office floor has a lease out.

“The building is in pristine condition, after an extensive capital improvement program,” points out Mr. Brod. “It has light on four sides, three elevators, and of course the extraordinary East 57th Street location. What’s more, being in the Plaza District, it is near the new Billionaire’s Row, as well as a host of home furnishing and furniture showrooms.”
