Food Bazaar’s Parent Company Acquires LIC Location for $101.1M
New York City based and family-owned Bogopa Enterprises has purchased the retail property at 42-02 Northern Boulevard (alternate address 35-04/06 42nd Place) in partnership with Shorewood Real Estate Group. The 74,637-square-foot building is currently home to one of the Bogopa-owned Food Bazaar grocery stores. The sale that closed on March 6 fetched a price of $101.125 million according to city records. Seller Great Neck, Long Island-based Gould Investors has owned the site with 146,206 square feet of land area since 1997. In 2013, Bogopa secured an agreement with the New York City Industrial Development Corp initiating capital improvements of the existing structure at an estimated cost of $4.4 million as part of the city’s Food Retail Expansion to Support Health (FRESH) Program. The building formerly housed a Pathmark grocery store. In 2012 Bogopa secured an assignment of lease from Pathmark’s parent company, the Great Atlantic & Pacific Tea Company, which subsequently filed for bankruptcy in 2015, paying $4.2 million for the remaining term that originally commenced in April 1977 with an initial lease term of 25 years plus (6) 5-year renewal options that if fully exercised would extend to 2032.
